Tighe & Bond to Aid in the Redevelopment of the Former Grafton State Hospital

Tighe & Bond will be supporting O’Connell Development Group in the redevelopment design for the final remaining portions of the former Grafton State Hospital. The approximately 8.8-acre property includes three buildings that are to be demolished to allow for the construction of the Village at Grafton Woods.

Affordable rental housing units in the Grafton, Massachusetts area are in high demand and there is a movement to pair those units with conveniently located retail and access to the Massachusetts Bay Transit Authority (MBTA). The site of the former Grafton State Hospital is a match for this as it is located in the North Grafton Transit Village Overlay District (NGTVOD). The purpose of the NGTVOD is to foster a range of housing opportunities along with a mixed-use development component, to be proposed in a distinctive and attractive site development program that promotes compact design, preservation of open space and a variety of transportation options.

O’Connell’s vision for the Village at Grafton Woods includes a 306-unit, 4-story residential development, and an 11,340 square foot, 2-story retail village – both with attached parking garages. The residential building layout allows for garden views and access to outdoor spaces, with convenient pedestrian access to retail facilities and the MBTA.

Tighe & Bond’s scope of services will include a series of due diligence tasks, including support for building abatement/demolition, environmental wetlands permitting, site layout/landscape design, geo-environmental (integration of geotechnical and subsurface environmental), and traffic/transportation services.
